For block and property managers
AGM minutes, ready five minutes after the meeting ends
Record the AGM, the board call or the site visit. Weaver writes the minutes in your format, files every decision and task under the right building, and remembers all of it, so you can ask what was agreed about the roof three months ago.
Fire door survey
23 Jul
Tom Walsh: 37 fails, eight of them flat entrance doors.
Site visit
17 Sep
Ravi: Flats 23, 51 and 60 haven't replied.
Safety case review
28 Sep
Claire: The breach notice went out on the 19th.
Flats 23, 51 and 60 still haven't sent evidence of repairs. Flat 51 is the serious one: its replacement door isn't fire rated, and the formal breach notice went to the landlord on 19 September. All 29 communal doors were fixed by Walsh Fire Doors.
Made for the way block management actually works
Minutes you have to keep
RMC, RTM and OMC boards and AGMs need proper minutes. Weaver drafts them from the recording with attendance, resolutions and votes, ready to check and sign.
Site visits without the write-up
Walk the building with your phone recording. The notes, the defects and the follow-ups write themselves while you drive to the next block.
Every building's history in one place
Surveys, contractor calls, leaseholder emails and board meetings build one picture per building. Handovers and holidays stop losing context.
Minutes in your own format
Download Weaver's owners' meeting template, change it to match your company's layout, and upload it. From then on every meeting in that building comes out in your format, and downloads as a Word file.

2. Agenda items and resolutions
- Financial Review: Claire Ashby presented the accounts. The 2025 financial year closed with a 4,200 pound deficit, which has been billed as balancing charges. This was attributed to emergency lift repairs in November and a 14 percent insurance premium increase. The reserve fund stands at 23,400 pounds and is held in a designated trust account.
- 2027 Budget Planning: The proposed 2027 budget of 74,000 pounds represents an 8 percent increase over the previous year. It includes a 15,000 pound annual contribution toward a major lift replacement project expected in 2031 to avoid a larger future bill. Basement damp issues in flats 1 and 2 are being addressed via a 6,800 pound drain repair project to fix a collapsed section of the front drain, scheduled for October. A vote was held on the budget. The resolution to approve the 2027 budget of 74,000 pounds was carried with 12 votes for and 2 votes against.
- Election of Directors: Rachel Moore and Simon Clarke stood for re-election, and Anna Kowalski volunteered. The resolution to elect Rachel Moore, Simon Clarke, and Anna Kowalski as directors was carried unanimously.
- Fire Safety and Governance: A fire risk assessment conducted on August 27th confirmed the zone 3 alarm fault has been resolved. New fire stopping work in riser cupboards is required to meet safety standards and is scheduled for November.

Questions people ask us
Is it OK to record an AGM or board meeting?
Tell everyone at the start that you're recording and why, and note it in the minutes. The app reminds you before every recording. Rules differ between countries, so follow your own company's or association's guidance.
Does it replace our block management software?
No. Weaver sits next to it. The minutes, decisions and tasks come out as Word files or text you can file there, and Weaver keeps the meeting history your software doesn't.
Can the minutes follow our own format?
Yes. Download the owners' meeting template, adapt it, and upload it. You can use one template for every building, or a different one per building.
How long do the minutes take?
Usually about five minutes after the recording stops, depending on the length of the meeting.
Where is our data kept?
Meetings are stored encrypted on servers in the EU. Transcription and writing the minutes run through Google's Gemini API, whose terms don't allow using your data to train models.
